Moved from UKPF and told this was a better fit for my query!

Context: 3 bed semi, good part of town. Bought for £475k, valued now at £525k, owe £325k. A partner and 6 month old son. £110k cash in bank. Both mid 30s, probably stay in this house for 8-10 years. I I work – approximately – 2 days a week from home, using the ‘spare’ bedroom. Partner also WFH occasionally.

Much like many others, we have been toying with the idea of a garden room.

We have two quotes. An ‘L shape’ room (well, 2 rooms in fact), size and shape at the – link shows the spec. Fully fitted, with wraparound decking. £31k.

A normal square room, 5×3.5m. £24k.

We believe the quality of the materials etc to be ‘premium’, have seen on in the flesh and it didn’t look like a shed.

Should say our garden is pretty big, and this would go down the bottom (picture attached).

My partner is fully convinced that the big room is a great move, for office space, potentially a ‘cinema’ type space, a homework room for the little one, and not forgetting the second room which would probably be storage in the first instance…but it’s £32k.

I like the idea of the whole enterprise, and probably would be nudged towards the bigger space just as the difference in price isn’t too much and the overall footprint seems better value per £.

So, my fellow UKPFers, any thoughts? If you were to visit a house with a space like this, would it be appealing? Appealing enough to add value to the property (and if so, more/less/the same as the cost of the project?)? Or would you see it as a glorified shed whose purpose is irrelevant? Or perhaps some other view?

Basically I want to be convinced that this isn’t a financial net-loss – or if it is, that it’s not a total loss for the outlay! I know the ‘quality of life’ argument is an important one, but I need a bit of perspective…
