It’s not exactly the most original question, but we’re really struggling to make up my mind on buying my first home and I’m hoping to crowdsource some opinions.
Essentially we’re looking at two properties which are very similar layouts but with a couple of differences that’s making it hard to choose between them. Both are 2 beds with a loft conversion making them into 3 beds.
House A however is just all round slightly larger, the loft conversion has a dormer at the front and back, whereas the loft conversion in House B is a pitched roof at the front. This difference makes the loft in House A almost twice the size in terms of usable space. Additionally House A’s second bedroom is larger than House B. Another advantage of House A is that the kitchen is a little larger, meaning it has an extra ~90cm of workspace and can fit a dishwasher, which probably House B couldn’t fit.
However House A is on a slightly busy road, not a main road or anything, it’s only a single traffic lane, but it is one of the main spine roads for the estate. It would only be local traffic coming up and down it but it’s a comparitively ‘busy’ road. It’s also opposite an off license which is open until 10pm.
House B on the otherhand is significantly cheaper, probably about 7.5% cheaper. We can afford either but that extra money in our pocket would be nice. House B is also in a much nicer location. It’s in the same part of town, probably only about 5 mins walk between the two, but it’s a quiet street where the neighbours have plants and benches outside their houses on the pavement. It’s a couple of roads away from a park and is a 10 minute walk to the beach whereas House A which is about a 15 minute walk.
With House B though we’re already thinking if we moved in we’d want to move the kitchen into the dining room, which is a large expense, and also the bathroom is split between two rooms, shower and toilet in one and bath in the other. We’d probably look to extend the bathroom to make one larger room.
Essentially it boils down to bigger house with no work needed on a not as nice road vs significantly cheaper house that runs on the small side and would probably need work doing.
