Our buyer is demanding we fix something prior to completion

by admin

Our buyer had a survey done against our home which has raised a non-urgent issue in our loft (see below for detail). They’ve now let us know via solicitors that they would like this to be fixed prior to exchange/completion.

The issue itself is that some of the restraint straps in our loft are apparently ‘not properly’ secured, and one of them is bent. This sounds lot worse than it actually is, which you should be able to see from the image below (it is the long metal straps that goes between both beams).

Looking for some general advice on the best way to proceed here.

Potential options:

– Get a second expert opinion and hopefully this reassures the buyer that the problem is not serious (is this a thing? How would we go about it? Sounds potentially expensive, and might not work)

– Bite the bullet and get it professionally repaired. What type of trader would we approach for this? I am concerned we’d have trouble getting any reputable trader to take it seriously as it seems like quite a small job.

– We have someone in our family who is DIY savvy (but not professionally accredited) who has offered to fix it, but our buyer may not accept this (we have asked them and awaiting a response, but expect a ‘no’)

Any other options here?

We are really desperate to move and this is currently the only snag holding things up so we are really really keen to get it resolved as quickly/smoothly as possible.
